Full Management Service

This is the perfect service for those landlords who don't want to get involved with the day-to-day management of the property. A well-managed property increases the chances of a tenant remaining in situ for a greater length of time. Many tenants prefer to have their property professionally managed as it gives them the peace of mind knowing that all the relevant legislation has been adhered to. Our property management is undertaken in-house by an experienced property manager who will oversee the life of the tenancy, and regularly visit the property to provide you with a report. When your tenant finally leaves, we are on hand to deal with the check out, return of their deposit and deal with any issues.

As an independent company, we are able to tailor our services to meet your individual requirements.

Rent Collection Service

This service is tailored to those landlords who would like to have control of the maintenance of their property, but without the worry of dealing with the financial aspects. Perhaps you have refurbished the property yourself? Or maybe you live locally? We prepare the tenancy, draw up the paperwork and deal with the deposit registration. Once the tenant moves in, we will collect the rent each month, and account this back to you. Any maintenance issues would be dealt with by yourself. At the end of the tenancy, you will need to negotiate with the tenant directly regarding the return of their deposit.

Let Only Service

This is ideal if you have previous experience of letting out your home. We will prepare the tenancy, deal with registering the deposit and getting the tenant moved in. During the tenancy, all aspects of the let come under your control. You will need to visit the property regularly, deal with maintenance and rent issues, and ensure that all legislation is adhered to. Once the tenant leaves, you are responsible for discussing the return of the tenant's deposit and organising any works that are required.

Extensive Marketing

Upon instruction we will erect a distinctive 'To Let' board, and draw up a set of details which includes a floorplan and high quality photos. To ensure the maximum exposure of your property, it will be listed on the major property portals such as Rightmove, OnTheMarket, Zoopla, Primelocation and many others. In addition we pay for additional premium listings to further enhance the profile of your property. We can also employ an active social media campaign to further maximise enquiries from prospective tenants.

Full compliance

As members of The Association of Residential Letting Agents, (ARLA), we adhere to their strict code of conduct. We are also member of The Property Ombudsman and have Client Money Protection insurance and register tenants' deposits with the Deposit Protection Service.

Once we have found a suitable tenant, they are thoroughly checked using a third party credit referencing agency. As part of our checks, we also complete the Right to Rent check on your behalf. Only once the tenants have passed the referencing do we then enter into a tenancy agreement.

Around 90% of enquiries come from the internet, so all of our properties are advertised on the leading websites. Property buyers often like to talk to us face-to-face; our office is ideally situated in the heart of the town to attract buyers looking in this area. Properties are featured in our prominent window display, facing onto busy Broad Street, giving them maximum exposure to passers-by. We will also employ the power of social media to promote your property to a wider audience.
