Property Details

A spacious extended 3 bedroom semi-detached house situated within a short walk of picturesque village centre of Cheriton. The house has excellent reception area downstairs with a good sized kitchen, small conservatory, large dining/family room and separate cosy living room with an open fire. Upstairs, there is a family bathroom, three bedrooms on the first floor and a further room in the attic with Velux window and is accessed via a staircase leading from the second bedroom.

Cheriton is a much sought after village within easy reach of Alresford and Winchester. Within the village itself there is a local shop, Post Office, primary school, bus service, church, recreation ground/tennis courts and a traditional public house (almost opposite). We understand that this house was built as one of a pair of former farm cottages which front the village street (Brandy Mount). The property benefits from off road parking and a good sized garden. Adjacent to the rear of the house is a timber deked area for sitting out plus an outside water tap. A path and gate leads to the side of the house, past a GARDEN SHED and into the delightful front garden, which faces south and extends to about 19m x 14m, arranged to lawns with borders and shrubs plus raised borders. Adjacent to the house is a paved terrace.

DIRECTIONS From Alresford, proceed south along Jacklyns Lane and follow this road to Cheriton (about 3 miles). After passing the village green, take the next turning right into Brandy Mount (towards Beauworth). On reaching The Flower Pots Inn, turn right into The Goodens and then bear right into a shared drive, whereupon the drive to this house will be found in the right hand corner.

TENURE The property is available on an Assured Shorthold Tenancy agreement for a minimum period of six months, although a longer lease is possible. The rent is payable in advance. In addition, the tenant/s will of course be responsible to pay the Council Tax and all standard utility charges.

In order to reserve the property, an initial non-returnable holding deposit of £250 will be required. Applications will naturally be subject to our client’s approval and obtaining satisfactory references for prospective tenant/s and should this be successful the £250 will be deducted from the initial advance rental payment.

Before referencing takes place, each tenant will be required to pay an administration fee of £100+VAT per person towards the cost of referencing and other necessary paperwork.

Tenants will be required to pay a sum equivalent to one and a half month’s rent as a security deposit, which will be held by the government-authorised custodial scheme ‘The Deposit Protection Service’. This deposit will be returned to the tenant/s (without interest) at the end of tenancy, subject to any agreed deductions. The tenant/s will be liable for the cost of the inventory ‘check-out’ and this will be deducted from your security deposit (including VAT).
