TENURE The property is available on an Assured Shorthold Tenancy agreement for a minimum period of six months, although a longer lease is possible. The rent is payable in advance. In addition, the tenant/s will of course be responsible to pay the Council Tax and all standard utility charges.
In order to reserve the property, an initial non-returnable holding deposit of £250 will be required. Applications will naturally be subject to our client’s approval and obtaining satisfactory references for prospective tenant/s and should this be successful the £250 will be deducted from the initial advance rental payment.
Before referencing takes place, each tenant will be required to pay an administration fee of £100+VAT per person towards the cost of referencing and other necessary paperwork.
Tenants will be required to pay a sum equivalent to one and a half month’s rent as a security deposit, which will be held by the government-authorised custodial scheme ‘The Deposit Protection Service’. This deposit will be returned to the tenant/s (without interest) at the end of tenancy, subject to any agreed deductions. The tenant/s will be liable for the cost of the inventory ‘check-out’ and this will be deducted from your security deposit (including VAT).
