A beautifully-presented brick and flint cottage set in a stunning rural location in the middle of The South Downs National Park. Preshaw Estate is a hidden gem, tucked away down a mile long drive, and is conveniently located for Winchester, Alresford and Bishops Waltham. Preshaw is a classic English estate of 1200 acres and is made up of parkland, woodland and fields. The main house is Grade II* listed and is surrounded by 25 properties that were developed in 1994 from former barns, stables and cottages that served the house. The estate lies within an Area of Outstanding Natural Beauty, with a long distance footpath, The Monarch’s Way, bordering the estate. From the top of the drive, on a clear day, you are able to The Isle of Wight.
Pear Tree Cottage is the central portion of a Victorian building in a courtyard setting. The accommodation is beautifully presented, with open plan interiors on the ground floor. The front door opens to the entrance hall, with terracotta flooring and fitted cupboards, as well as a cloakroom. Double doors open to the spacious sitting room, with an open fireplace in a Haddonstone surround and alcove storage. A large window looks out onto the garden. An opening leads through to the kitchen/dining room, which has terracotta flooring, and an extensive range of kitchen storage units and integrated appliances, as well as a wood-burning stove in the dining area. French doors open to a stunning garden room, with doors opening to the garden terrace.
Upstairs, there is an airing cupboard and a useful built-in bookshelf unit on the landing. The main bedroom has a window with views of the garden and a range of bespoke wardrobes. There is an en-suite shower room, with a double shower cubicle, inset sink and wc. The two remaining double bedrooms each have fitted wardrobes installed.
The lovely south-facing garden is a notable feature of this property and offers a good deal of seclusion and privacy. There is a paved seating terrace adjoining the rear of the cottage, with some steps leading up to the lawn and the main garden. Further steps lead up to another section of garden where, at the end, a wrought iron gate in a wall opens to a further garden, with views of the neighbouring field.
There is a garage in a block close to the cottage with additional visitors’ parking available nearby.
For those working from home, high speed broadband is available. There is easy access from the doorstep to The Monarch’s Way, a beautiful long distance path, which passes Preshaw to the south.
The cathedral city of Winchester is about 8 miles away, and Petersfield 14 miles to the east, both offering main line railway stations with services to London Waterloo (approximately 1 hour) together with a comprehensive range of retail, cultural and educational amenities. The market town of Bishops Waltham lies within about 5 miles with a range of local shops and restaurants. The M3 motorway (J9) is about 6 miles away, enabling direct road access to central London and the M27 to the South.
