Walnut Farm House lies in the centre of the village of Bramdean, which is situated in the South Downs National Park, midway between Chichester, Winchester and Petersfield and is surrounded by attractive rolling farmland and downland. In the village there is a garage which has a small shop, the Fox Inn and a Norman church. The A272, which runs through the village, provides a direct link to the Cathedral city of Winchester which has many excellent amenities including a mainline station to London Waterloo and access on to the M3 north to London or south to the M27 coastal motorway and the ferry ports. To the east, Petersfield has good shopping facilities and access on to the A3 and within a short drive the A272 joins the A32 at the West Meon Hut which also provides fast access to several large towns including Alton, Fareham, Southampton and Portsmouth.
Walnut Farm House is a classic Grade II listed timber framed building that has evolved from the late 15th century through to the 19th century. The timber frame has wattle and daub partly enclosed in brick, partly tile hung under an old plain tiled roof. The house has been comprehensively restored and refurbished to an exceptionally high standard, but working very closely with the Listed Building Officer to retain all of its inherent character. Features include fireplaces, panelling, engineered oak and tiled floors.
The extensive accommodation extends to some 3778 sq ft. The main rooms are all beautifully proportioned. The front door opens into a central reception/dining hall, at either end are the drawing room and sitting room and in the north eastern wing, the kitchen laundry room, a cloakroom, study/family room and a secondary kitchen. The main staircase leads up to four bedrooms and two bathrooms, and in the wing there are two further bedrooms and a bathroom, and this has an exterior staircase so could be used as a potential self contained annexe with some minor work carried out.
The main drive lies on the western side, it has a pair of five bar gates, provides ample parking and space for garaging, subject to planning. On the eastern side the farmhouse has the benefit of a further parking space and double gates leads through into one of the courtyards.
On ether side of the house are walled courtyards. On one side an outbuilding used as a home office/studio and store/boot room. The west facing courtyard has a paved terrace, pergola smothered in roses, lawn, various shrubs and a pear tree. The main gardens are divided by low brick walls and steps with terraced lawns, beds enclosed by box hedging. There is a beech tree, walnut tree, summerhouse, garden shed, and a gated entrance through to a kitchen garden with greenhouse and Wendy house.
The gardens extend to about 0.580 acres (0.235 hectares)
