At Hellards, we feel strongly that tenants deserve and should expect a professional and personal service. We try hard to work with you to help find your perfect home, with the minimum of stress. We normally have a wide variety of good quality properties available to let. For your peace of mind, we will ensure that each property complies with current health and safety legislation, even if we do not manage it ourselves.
One of our friendly letting team will guide you through the referencing and application process. We are happy to advise you on how much you can afford to rent up to, based on your income, if you request our help. For your protection, your deposits will be transferred to a Government-accredited deposit scheme. The Deposit Protection Service (DPS) provides a safe haven for your money, as well as a dispute resolution service, should it be needed, at the end of your tenancy.
When you have found the home you would like to rent, we will request a reservation fee. This fee becomes non-refundable, once the landlord has accepted your terms (subject to contract).
We use the services of a professional referencing agency, who will carry out a credit reference check, on your income source and landlord’s reference (if applicable). In some circumstances, a guarantor may be required.
Right to Rent
In October 2016, the Government introduced the Right to Rent Act, which requires letting agents and/or landlords to carry out identity and residency status checks. Please be ready to produce ID and proof of address information when requested. Without this, you may not be permitted to take up a tenancy with us.
We don’t manage every property directly ourselves, as some landlords choose to manage their own properties. If you rent a property managed by Hellards, you can be assured that our friendly and professional team will deal with any maintenance issue you have as quickly and efficiently as is reasonably practical. Where we can, we deal with local trusted contractors, who act promptly for us.
